The second unit is arranged across 2 levels. Upon entering through the main door, guests are welcomed into a living room with a dining area and an open-plan kitchen. On the ground floor of this unit, there is a double bedroom with a private bathroom with shower. Villa Laconella is located on the south coast of the island of Elba, on the Gulf of Lacona, enclosed in an embrace of Mediterranean scrub where the colours and scents of nature mingle, gifting strong emotions. Its privileged position allows you to reach two of the most beautiful beaches on the island in just a few minutes on foot with a pleasant stroll on a partly-paved and partly-dirt road, accessible from a small gate in the garden: the beach of Lacona which, with its 1200 metres of white sand, is one of the largest beaches on the island and, next to it, the beach of Laconella, also sandy but with a beautiful cove of stones and pebbles on its right. Once past the entrance gate, the naturally shaded drive leads to this house which has been lovingly restored and furnished by three brothers who have personally supervised the internal and external organisation of the areas in order for it to be lived in both inside and outside. Villa Laconella is located on a sloping-down ground and so it has two not communicating floors, a ground floor and a basement floor, both reachable from the external, following the conformation of the terrain on which it is located. The two floors do not communicate with each other, and neither do the three residential units on the upper floor and this is precisely one of the strong points of the house as it offers complete independence to large groups of guests who choose it, though maintaining a natural unity of all spaces, thus making it the ideal solution for groups of large families. The villa is furnished in a modern style, with the prevailing tones of white standing out against the warm colours of the floor and the beige and blue of the details; natural light is the protagonist, entering through the large windows and the French windows. The internal and external areas are equipped with every comfort and it will be surprisingly easy to get used to, and to abandon yourself to, the company of the scents of the garden mingling with the smell of salt and the sound of the sea echoing in the background.
Interior:
Following the main access driveway, the road gently slopes down to the main entrance located on the lower ground floor. LOWER GROUND FLOOR – Entering from the main entrance, you will find a spacious open-plan living area with an open kitchen, dining table, and sofa; a hallway leads to a bathroom with shower; the sleeping area consists of a bedroom with a bunk bed and a private wardrobe, connecting via a sliding door to the double bedroom (which can also be accessed from the outside through a French door). GROUND FLOOR – From the outdoor area, a few steps lead up to the ground floor (also reachable via a pathway starting from the parking area), which houses three independent, non-communicating residential units, each with its own private entrance. UNIT 1: composed of a living area, a double bedroom, a bathroom with shower, and a small bedroom with a bunk bed. UNIT 2: composed of a living area, a bathroom with shower, and a double bedroom overlooking the rear of the villa (which, if needed, can connect to the small bedroom with bunk beds via an internal door, making these two units adjoining). UNIT 3: composed of a living area, a bathroom with shower, and a double bedroom. Note: the bathrooms are not equipped with bidets.
Park:
The beautiful garden surrounding the property extends over 1000 sq m and is completely fenced and entirely passable. As soon as you pass the main entrance gate you come to the handy parking area where you are immediately immersed in typical Mediterranean scrub. The garden is rich in the classic vegetation of the island of Elba with cork trees, pines and brooms which offer many shaded areas. Among this luxuriant vegetation are local wild brambles, planted in the garden and blending in well with the juniper and rosemary. There are also beds of ornamental plants, as well as various herbs that will give your dishes a Mediterranean flavour. In front of the main entrance of the villa is the tiled outdoor area, with gazebo, table and chairs and equipped with a mobile barbecue and an outdoor stainless steel stove that will welcome the guests to fully enjoy the convivial moments of the table with a background of the sound of the sea nearby. Next to the pool, a flight of stone steps across the garden leads to a small gate leading to the road to the beach of Lacona, just a few hundred metres away and reachable on foot. At the end of the driveway, next to the parking area, is a stone structure with the laundry room, a handy outdoor sink and a shower.

Swimming Pool:
The swimming pool is located in front of the external living area and is reached via a tiled path or up a few stone steps from the ground floor. The pool area is bordered by a beautiful classical style colonnade and elegant statues on one side and a low stone wall on the other. The irregular-shaped pool (a rectangle with a rounded side from which Roman steps lead down into the water), measuring 7 x 6.5 m with a constant depth of 1.4 m, is lined in travertine and equipped with salt purification and internal lighting. Surrounding it is the solarium area with travertine paving and furnished with sunbeds while, adjacent to the solarium, under the shade of a beautiful gazebo, is an external seating area with sofas. Next to the pool area is a changing room and an outdoor hot and cold-water shower. The pool is open from the last Saturday of April until the first Saturday in October.

The main entrance, located at the back of the villa , leads into the living room which is connected to the kitchen. It is composed by a sitting/dining area with ornamental fireplace and two single sofa . Three large French doors lead outside to the wide well- equipped portico stretching into the front garden. From the living room, an arched corridor conducts to two double bedrooms with en suite bathroom with shower and direct access from the outside. This area also comprises a veranda hosting two single joinable beds, one additional double bedroom and a bathroom with shower with double access. The fourth double bedroom, reachable through 3 steps, is located on the left side of the living room. Mobile air conditioning in veranda.
Park:
After a dip in the crystal-clear waters, coming back up from the beach you can choose from the many relaxation areas set up in the 2000 sq m well-kept lush garden (fenced) with Mediterranean lawn and a rich vegetation of palms, cycads, olive trees, oleanders and flowering herbs. The panoramic wooden platform has been set up as a sunbathing area, with hated whirlpool tub, equipped with sunbeds and sofas . Going back up to the house you come to the beautiful pool, centrally located, and further on, near the porch entrance to the living room with satellite TV and dining table, is an exotic wooden gazebo complete with sofas, dining area and a kitchen equipped with cooktop, wood oven, barbecue, dishwasher, satellite Tv and refrigerator. Finally, at the back there is a gym equipped with a stationary bike, an elliptical trainer, a multi-function machine, a flat bench, and weights. The property has an automatic entrance gate and a video surveillance system. Outside the gate there is a car seat.
Swimming Pool:
Four steps lead down into the unevenly-shaped, large infinity pool which has an area of 110 sq m with the depth varying from 60 cm to 2,50 m. This disparity in depth is caused by two internal ledges of different heights. On one of the ledges is set a delightful underwater armchair in granite. The pool, bordered on one side by granite boulders, is lined with ivory-toned resin cement. The surrounding solarium area, paved with natural terracotta tiles, is equipped with double and single sunbeds and a solar shower. A sophisticated play of internal and external lights makes it possible to enjoy the pool in the evening as well, thanks also to its proximity (about 10 m) to the pergola in front of the villa and to the gazebo. In this picturesque setting, just a short walk from Bucine the most important town of the valley, we find Casale la Splendida, an old rural house which is the ideal place for those wanting to explore the most authentic Tuscan-ness that these charming places express and retain. The house has two floors. The main entrance on the ground floor opens through a French window from the portico into a small hallway communicating with a large welcoming living room on the left, with the study/reading room and with the dining room which is, in turn, connected to the kitchen and to a short corridor (with laundry and bathroom with hydro-massage shower) which ends at the veranda with table and chairs, stone sink, oven and hob. The French window of the veranda (with mosquito netting) opens out to the external dining area, located on the side of the pool. All the ground floor rooms have French windows connecting the interior with the outdoor areas, in particular from the living room leading directly out to the portico and the external dining area. The garden around the house, with typical shrubs, borders of herbs and various colourful flowers (geraniums, roses, lavender bushes, aloes and succulents), is a peaceful green oasis in which to better appreciate the calm atmosphere of the Tuscan countryside. In front of the house are extensive olive groves where you can stroll around while at the back are the outdoor living areas: a large stone-paved area with gazebo and set up for outdoor dining which forms a single open environment with the veranda and pool, plus a large well-kept lawn bordered by low hedges. In a brick structure next to the dining area is the barbecue while the wood stove is to be found on the veranda. The complex follows the typical structure that is historically defined as "courtyard house", consisting of a main body and a separate annex (located opposite) composed of several residential units, for a total of about 1200 sq m and organised around a central courtyard where all the various entrances are located. MAIN BODY. On three floors. On the ground floor, through the courtyard, you enter the main door which opens into a large living room with sofas and TV area. A short corridor leads to the dining room, connected to the professional kitchen which, through a French window, leads to the courtyard set up for outdoor dining and to a service bathroom. Park:
48 hectares of land surround the borgo, distributed amongst extensive woodland, immense arable fields, meadows and a vast olive grove where you can walk or practise sport, immersed in nature. The park pertaining to the borgo extends for about 4 hectares and includes areas paved in terracotta, with seats and small tables, and areas of lawn embellished with tall trees, olive and fruit trees and thick bushes of herbs. In the courtyard onto which all the entrances open, particularly that of the kitchen, a dining area has been set up with tables and chairs with, close by, a wood oven and barbecue. A large loggia a short distance from the courtyard and the terrace on the first floor of the main house are perfect relaxation areas, where you can sit and admire the panoramic views. Next to the structure is a large parking area.

Swimming Pool:
The swimming pool is located in the part of the park that borders the wood and is surrounded by tall shady trees. It can be reached from the courtyard along an internal path of about 350 m. It has chlorine purification, a metal ladder for access to the water and internal lighting, which is also present throughout the surrounding area. The lawn, part of the sunbathing area, is equipped with umbrellas, sunbeds and a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.

La Casa dell'Artista is a delightful, characteristic Tuscan farmhouse located at the edge of the borgo of Asciano, in the magnificent, unmistakable scenery designed by the hills of the Crete Senesi, a few kilometres south of Siena. It was an old farmhouse that the current owners have completely renovated. Its position, surrounded by greenery, in Filetto just a few minutes from the town of Villafranca in Lunigiana, guarantees maximum privacy but, at the same time, allows you to visit many towns such as Carrara, Cinque Terre, Pontremoli, Lucca, Pisa and Florence, all easily and quickly reachable.
Interior:
Villa Elsa is a typical, two-storey rural house in stone. The main entrance is through a glass door leading into a large, bright living room characterised by a corner bar, a snug dining area and a relaxation/TV area with ornamental fireplace. To the left of the living room is a beautiful well-equipped, semi built-in kitchen typical of these areas with marble sink and top, and with direct access out to the portico and dining area. Also leading off from the living room is an area used as a laundry room and the first large double bedroom with access to the pool area and a bathroom with whirlpool tub. From the living room, a large marble staircase leads up to the sleeping area composed of a double bedroom, a twin bedroom and a bathroom with shower. Air conditioning only in the bedrooms.
Park:
The villa is surrounded by a level garden with fenced lawn of about 500 sq m and with chestnut trees planted here and there to create privacy and natural shady areas. In the front area of the villa is the brick-built portico with a nice dining area, connected directly to the two rooms of the main living area: the kitchen and the living room.

Swimming Pool:
The pool is located at the back of the house and can also be reached directly from the ground floor bedroom. Rectangular, it measures 12 x 5 m with the depth varying from 1,50 to 2,5 m. Lined in light-blue PVC, the pool has chlorine purification and a ladder for access to the water. The border is in stone, as is the paving of the sunbathing area surrounding the pool which is equipped with sunbeds, deckchairs and umbrellas. The pool is available from the last Saturday of April to the first Saturday of October.

Just outside Foiano della Chiana, a lively borgo with a thousand-year old history located in the centre of the Val di Chiana, between the provinces of Arezzo and Siena and on the border with Umbria, is this lovely, recently-built house in stone and plaster which has always belonged to the current owners and where you will breathe in a homely, welcoming atmosphere. Villa Joy is set in a beautiful garden, a veritable green island in the centre of which is a large swimming pool and various areas organized for relaxation and fun in the open air. The property is located in a residential area along the main road leading to the town, in the picturesque landscape of the Tuscan countryside; its strong point is the location (4 km from the A1 motorway, the Autostrada del Sole), ideal for visiting the numerous tourist spots in the surroundings and just a short distance from the main road links that will bring you within easy reach of the art cities of Siena, Arezzo, Perugia and Cortona. From here you can undertake fascinating itineraries along beautiful panoramic roads winding through the Chianti area or the Val d'Orcia, studded with little Renaissance towns of great charm such as Pienza, Montepulciano, delectable Lucignano and many others: a thrilling experience that will involve all your senses in an exclusive concentration of art, vibrant nature and the authentic flavours of Tuscany. Interior:
A short flight of 7 steps leads up to the main entrance which opens into the living room with TV and seating areas, the latter facing the beautiful terrace, completed by a gym, which overlooks the garden. From the living room a few steps lead to the sleeping area of this floor, comprising two double bedrooms, one with a round bed (diameter 2,45 m), sharing a bathroom with shower. On the lower floor, is the kitchen with dining area (also equipped with washing machine) and a twin bedroom (with joinable beds) with ensuite bathroom with shower. Air conditioning in the bedrooms.
Park:
The park and the garden, completely fenced-in with netting and hedge screens (height about 2 m) guaranteeing privacy, extends over an area of about 2500 sq m which includes a 2-car parking area near the entrance gate. The garden surrounding the villa consists of paved surfaces in terracotta and large areas of lawn enlivened by flowering bushes, olive trees, cypresses, lime trees and a shady catalpa with two benches under it. The large stone portico outside the kitchen, is equipped with table and chairs for outdoor dining. NB. Lined in PVC, it measures 6 x 12 m with the depth varying from 1.20 to 2.10 m and it has internal lighting. It has chlorine purification. The sunbathing area, paved in serena stone around the pool, extends to the manicured lawn with sunbeds, a gazebo with table and chairs for outdoor dining and a convenient solar shower. The pool is open from the last Saturday in April until the first Saturday in October.

Interior:
The three-storey villa stands on sloping ground, thus allowing outside access from both the ground floor and from the basement at the back of the structure. The main entrance on the ground floor leads into a spacious fully-equipped kitchen with dining area and large antique fireplace. From here a short hallway leads to an elegant dining room and to a double bedroom with divisible bed and additional single bed. Along the staircase leading up to the first floor and down to the basement are two intermediate levels: a single bedroom (accessible up a few steps), a study/games room (with double sofa bed) and a guest bathroom. The sleeping area is completed on the first floor with two double bedrooms, each with a balcony, and served by a bathroom with whirlpool shower. Also on the first floor are two panoramic terraces, of which one is furnished with armchairs and coffee table. Down on the basement floor is a bathroom with shower and a large living room divided into a seating space with sofas and TV, country-style dining area and a games area (table tennis and table football). Next to it is a convenient annex with kitchen and dining table and a bathroom with shower. This bright spacious building has large French windows that face the garden and outdoor dining area and overlook the pool.

The 4000 sq m park and garden, for the exclusive use of guests, surrounding the villa are completely enclosed by fencing and dry-stone walls. The garden, with its rich vegetation of herbs, lavender bushes, climbing jasmine and olive trees, embellished by a spectacular fountain, has large areas of manicured lawn ideal for children's play. At the back of the house, on the basement level (the same level with the living room with living area and games area and kitchen annex), are the outdoor areas near the swimming pool: a lounge for relaxation and a dining area with barbecue protected by a large umbrella. Swimming Pool:
The pool, completely enclosed with an access gate, stands in a panoramic position at the back of the villa, which is a few metres away, on the same level as the basement with the outdoor dining area. Rectangular-shaped and measuring 6 x 10 m with a constant depth of 1.55 m, it has a stone border and is lined in light-coloured PVC. It has a metal ladder for access to the water, internal lighting and chlorine purification. The area around it, in teak and stone, is provided with sunbeds, umbrellas and a comvenient cold-water shower. The pool is open from the last Saturday in April to the first Saturday of October.
Pets: Yes. € 50,00 per animal per week. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
